Energy Efficient Building: What Actually Makes One

True energy efficiency comes not from one feature but from the whole building envelope. We break down facade, insulation, joinery and heating using Silva Boutique as the example.

Energy Efficient Building: What Actually Makes One

The energy efficiency of a building rarely comes down to a single feature. It is the result of how the walls, facade, joinery and heating work together as one envelope. When these parts are considered and combined well, a home stays warm in winter, cool in summer and cheaper to run over time.

In this article we look at what actually makes a home an energy efficient home, and how that approach is built into Silva Boutique in Boyana, Sofia.

Why do the walls matter for energy efficiency?

Walls are the first line of defence against heat loss, so the choice of material is decisive. At Silva Boutique the exterior and interior walls are built with Wienerberger Porotherm ceramic blocks, which provide strong thermal and sound insulation.

Ceramic keeps the temperature stable and reduces sharp swings between day and night. That means less work for the heating and a more consistent comfort indoors, without cold zones along the exterior walls.

What role does facade insulation play?

Facade insulation is where much of a building's energy behaviour is decided. At Silva Boutique the facade uses combined insulation — 15cm EPS plus stone wool — on a ventilated facade finished with natural stone cladding and architectural louvres.

Pairing two insulating materials covers different needs: EPS provides an effective thermal barrier, while stone wool adds extra resilience and sound insulation. The ventilated facade lets the structure breathe, draws moisture away and protects the insulation, which extends the building's life and keeps its efficiency stable.

Why is 5-chamber joinery important?

Windows are a common point of heat loss, so the quality of the joinery is key. Silva Boutique uses 5-chamber aluminium joinery with double energy-efficient glazing, which limits how much heat and cold pass through the frame and the glass.

More chambers in the profile mean more air pockets that slow the transfer of temperature. Together with the energy-efficient glazing, this reduces condensation, dampens outside noise and keeps the indoor climate steadier throughout the year.

How does underfloor heating add to comfort?

Underfloor heating spreads warmth evenly across the whole floor area, instead of concentrating it around radiators. At Silva Boutique underfloor heating runs throughout the apartment, creating a sense of gentle, balanced warmth from the floor up.

This type of heating works efficiently at lower water temperatures and pairs well with a well-insulated envelope. The result is even comfort, more freedom in arranging furniture and clean walls with no visible heating units.

What keeps moisture out — foundations and roof?

Protection from below and above matters just as much as the facade. At Silva Boutique the foundations are built with 10cm XPS and two-layer waterproofing, while the roof uses 15cm XPS and two-layer bituminous waterproofing.

This care for the invisible details keeps the building dry and warm where problems most often appear over time. Quality construction means exactly this: solutions you never see, but feel in the comfort and in the lower upkeep costs.
