When you look at apartments in new construction, you'll often come across the phrase "BDS finish standard". For many buyers it isn't entirely clear what this level of completion includes and what is left for them. Here is a short, clear explanation.
What BDS finish means
BDS (the Bulgarian State Standard) finish means the apartment is delivered with the core construction and installation work complete, but without final finishes. It is a solid, carefully executed base on which the buyer completes the home to their own taste.
What is usually complete
Under BDS, the following are typically done: the masonry, plaster and screeds, the water and sewage connections, the electrical installation up to switches and sockets, and the heating system. The building's common areas are delivered finished.
At Silva Boutique this is complemented by underfloor heating, a high-class facade and joinery, and designer common areas.
What is left for the buyer
The buyer chooses and lays the final floor and wall finishes (parquet, tiles), paints the walls, and installs sanitaryware, the kitchen, and interior doors. The home is shaped entirely to personal taste, with no compromise on someone else's choices.
Why this is an advantage
BDS finish gives you freedom. Instead of paying for standard finishing you'll later replace, you invest directly in the materials and style you want. The result is a home that reflects exactly you — on a high-quality, reliable base.
